Owning is a no brainer in my opinion.

Instead get a no trespass warrant taken out against her to stay off of your property and when she violates the warrant have her arrested.

Since lasting relationships with people whom I can help attain business goals through funding is what I'm looking for in a social site, naturally BiggerPockets was a no-brainer for me!

Personally, I prefer to manage all my properties because a) no one cares about them more than me, b) there's no PMs in my town worth a crap anyway, c) my properties are fully renovated and rent so fast that PMs would do virtually no work for their pay anyway, d) I'm a control freak, e) I make more money. 

It will be a big sticking point with seller because it will push out closing date but based on everything at BP it seems like a no brainer. 

I've shown the house to 3 potential tenants and they have all been A+ (no background checks yet but my gut feelings were A++). 

Without consistent W2'd income getting residential mortgages is a no go.

Seller financing was a no go on this property.

That's a no brainer, I think what a lot of people don't understand (possibly due to banks not wanting them to) is you don't pay points in 1 point increments.

However, I have a no-excuse mentality and believe there are tremendous opportunities to be successful for those that are willing to grind for them.
