Currently only have one tenant that has a pet and it's a service animal.

I guess they were not going to tell me that they now had a service animal at the house. 

It's better off not to allow animals not worth the hassle for the tiny pet deposit or pet rent it wont cover the damage or cleaning.

I run pet Friendly places and make it clear that animal rescue is my chosen charity.

If you approach the tenant about their pets, you will find that those pets become Emotional Support Animals instantly.

Between the urine, hair, and claw sharpening on all the woodwork they can really destroy a place.I would probably pass if your main plan is to put a highly allergic person in it, but if the numbers work out well and you can rent it to an animal lover it might not be a bad deal.

Simply ask the bank for a cash out refinance and tell them your intentions.If that's not available, look into blanket mortgages, they are more involved and you can find posts concerning these animals here on BP.
