In your situation there is actually another factor that may work in your favor.Only the proceeds allocated to the sale of the building can be used in a 1031exchange. 

Other introverts will feel comfortable with you and that could actually help your journey......more important qualities are honesty, integrity and being a harder worker than others.Just be yourself and go get started.

And then if they are, they're actually willing to do the back & forth negotiations require. 

In addition to this, I've had 2 clients this past year tell me they used Airdna in '22 and '23 to see projected and estimated income and was drastically different than actual income made with very comparable properties. 

There are plenty of markets across the country that still have a lot of value in the actual real estate investment.

Is this for props that have a foreclosure filing against them so you can get to the actual owners for a pre foreclosure purchase ? 

They do not appreciate like actual real estate and your caliber of tenant can be lower which can bring with it its own problems. 

The problem is, none of it is based on actual comps, and again, the word "cute" doesn't have anything to do with setting those numners.What you need to do is a full analysis of the comps for both rent and sold in your area. 

And you can quite literally walk there from the U.S. side if you didn't forget your passport at home :) Of course, I don't know how much (if at all) this could affect a hospitality business, so I would continue trying to find someone who actually operates an STR here to find out more.  

If you don't have an agent...well...nothing is a problem until it's a problem but our advice and opinions are meaningless if you actually need to use your insurance.It's vitally important that you understand exactly what you have before you need it.
