@Chris Seveney It seems like there's increasing pressure for people to acquire more rental units, even though many don't have the cash on hand to do so.

And I know cashflow isn't everything in the beginning an can come with time, but I don't want to acquire a bunch of properties where I'm only going to net 100 / mo after PITI, because with those margins all it takes is one repair to wipe everything. 

Here on the Oregon Coast, I would attest to that accuracy based on the review of hundreds of financial statements for active oregon coast vacation rentals and the performance of nearly two dozen STR investors and operators we've helped acquire properties within the past three years. 

Impact on Debt Service Coverage Ratio (DSCR): If rental income growth is restricted, it may be harder to meet DSCR requirements for refinancing or acquiring new loans.

We would love to acquire multifamily in the Kirkwood/Clayton areas.

However, if you can acquire using private money, renovate and then refi, you could be in a better equity situation and leave less money in the deal. 

I definitely didn't acquire any of my properties by paying a mentor or coach $5000 or $10,000 to hand hold me.
