Avoid this mess and take title, then sell, at that point you're not a straw-man, you're an owner, owners can set any price for property without being seen as a service provider.And "disclosures", LOL, get your seller to agree to you "selling" the place, you just arranged a brokerage deal, say you're buying and don't you're scamming regardless of what you lead others to believe.So, let's also drop this "down with wholesaler" talk, bashing them or belittling them as they accuse me of doing, I just told everyone how to do this stuff legally and ethically, but for those who continue with assigning voidable contracts, you put yourself in pot to boil. :)

Make sure if someone ever accuses you of unfair practices you can show a clear list of criteria (that meet the fair housing and local laws) that you've applied to EVERY potential and current tenant.

Keep the conversation business-like and do not get dragged into any accusations or emotional arguments -- make your points, have a document for them to sign that agrees to this, and stop the conversation and close for their agreement and signature once you have explained the options.3.

The fact that you “haven’t”  performed a background check, credit check or employment check (all LEGAL reasons to deny an applicant) is exactly why you might get accused of discriminatory screening practices.
