You can do a requested search and pay the exchange fee, normally $219, and it will search an area for a precise time period and it will alert you when they find one and you can accept that resort or not.  

Even if STRs did unlock PAL (and they don't), out of state STRs probably will not work anyway, due to the challenges in meeting "material" participation test for out of state properties.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I'm not confident that a seller financing offer will be accepted enough to be really understood without some preparation. 

I would visit the property and let them clean it as a test run while you are there.

I just sent them a larger list with a bigger size to test again and if it returns as bad as the first time, I'd be looking for a new company.

@Chris Seveney Thank you for your comment, the Seller offered cash for keys (don't know the amount) but the tenant hasn't been willing to accept anything.

Lastly, there's the second position lender who would receive $26,200, but only if they accept the 20% flat rate.
