Which of course, tells me absolutely nothing.And I admit, that when I kicked tenants out because they weren't paying rent or they had parties where their pals (undergrad students) had parties with people peeing out the windows (not kidding), part of my negotiation to get them out without damage, was to agree that all I would tell prospective landlords who called was their dates of tenancy.So, going on landlord references alone is not reliable.

NRV is strong, but if you’re going into it looking for specific cash flow numbers it’s historically tight ... and rents are still kept somewhat low due to how much undergrad rental inventory there is.
