Two of the units are supposedly on month to month leases.

I suppose the things you mention could happen, but many of the 'things you put in the contract' are put there because one bad thing happened a couple years back and the attorney recommends it to prevent that bad thing from losing you money.

These are in no particular order I suppose but all good items to look at when you are trying to understand a market well (especially for the first time!)

Is it supposed to be:Purchase price / Rental Income = x ?

I suppose this is just part of the game where volume matters most to find the ONE right deal.

While obviously, tax assessments and home appraisals are two different things, they aren’t supposed to be wildly divergent, right?

And I ran all the numbers I could, I just dont know the blue prints so I can only get close....Using the schematics I can suppose do the cost of lumber figuring in one 2x4 each 16 inches....I have the dimensions of all the rooms and the house.
