We intend on procuring phone numbers and emails, then calling them (with a VA or with slybroadcast), texting if they don't respond to calling, and putting them on an email drip.

In all 50 states it is illegal to get paid for procuring a buyer or seller for a third party and all wrapped up in this is also referral fees.  

There is a matter of compensation, procuring cause etc etc.  

The cons are that the buyer pool for leasehold hotels is smaller, leasehold debt is tricky to procure and you will need to pay attention to items like the franchise agreement, access agreements and easements, etc.
