If you're providing consultation to an investor who has to pick the property, fund the deal, make all the payments, hire contractors, and otherwise get all the work done, then a third of the net is too much.I say that because the typical split for a money partner is 50/50.

For the kitchen drain, you should pour a pot of boiling water down every couple of months to prevent grease buildup.If your problems have been ongoing, it may be a good idea to have them run a camera through the line to actually see what the issues are.

Add shutters, a nice color on shutters and door, maybe some large decorative home numbers, and maybe a pot or two of colorful flowers by the door that tenant can change out seasonally if they want to, trim existing shrubs and mulch any existing beds.
