I made the mistake myself early on of canceling deals way to easily, now I expect extra costs. 

Doing so will help others to not make the same mistakes and disarm scammers in certain cases.

Don’t be afraid to ask questions, seek advice, and even make mistakes.

Their mistakes often cost them way more than a professional manager ever would.I have a perfect example in my upcoming book.

I mean you could make offers and if you are in the market and they aren't you can always file complaints, (only legit ones) with the city, to keep it on their radar and make it a squeeky wheel for the current owner, but yeah i'm not really a fan of bailing out people in any industry who make mistakes, so by all means by the properties but not your or anyone else's problem that they made the errors they did.  

The mistakes you make will also affect deals.That’s why a good percentage of deals fall through.

I will not make that mistake again. 

Reliable tenants are the exception, not the norm.A common mistake is assuming that all renters are alike so the property type is not critical.
