I know what its like to over analyze, while i'm not pushing you to make a move in two weeks time my best advice is to study, research and of course ask questions but make sure you dont get analysis paralysis :) I would find a place you like and possibly take advantage of the awesome first time home buyer incentives and loan programs, find a nice duplex and get your feet wet in landlording and build some cashflow or possibly even just live free which would free up capital to explore all these other means of real estate investments.I am a big fan of starting out this way because it allows you to sort of dabble in so many different real estate venues.

We can even invite @Brandon Turner and @Joshua Dorkin as our main speakers :) if the response is decent, I will look into a venue and let everyone know in a day or 2. 

The last meeting changed venues I'm not sure if that is the permanent location or not.

I think some sports venues, like the PGA, may not see impact... but if conventions continue to pull out and businesses continue to raise the 'yellow flag', the decisions of law makers will eventually impact population growth.

The one in Riverside is at the Mission Inn which is a really cool venue.

But, and I assume your son is in his 20's, avery venue for music, every restaraunt his group makes plans to go to, every bar- everything will be in Louisville.  

@John Arendsen  this is a have or have not forum in my mind... you may find those who want to be equal partners .. but probably not the best venue.. really.

Because the damage must happen within the statute of limitations in the applicable venue.

There isn't much to bring in outsiders such as venues and restaurants.
