Receiving government guaranteed rent every month is priceless and hugely eliminates risk for out-of-state and out-of-country investors.

In the investment space, whether it be syndications, SFR, Airbnb, or hedge funds or stock market: anyone that is "promising" or "guarantees" any type of return should be viewed very skeptically.  

Of course I understand rates are changing too fast and rates are not guaranteed unless they are locked.

I fill like my due diligence would require the guarantor/co-signer to fill out the application because I now have to vet them to guarantee rent payment. 

Government should have guaranteed all such missed rent but did not.  

@Yael FuerstIf this is your first DSCR I would say yes - even if it’s cookie cutter - it’s good to ask an attorney to review and understand what you are signingAre their covenants, is it guaranteed, your attorney can review and explain all the what ifs which I highly recommend

If he is successful on one short sale, there is no guarantee on the second.

The income, plus the guarantee from the property management company reduces my risk greatly.

. :-)I wonder if you could take another actual cabin and do a 5 year example of ownership on the actuals for that cabin and then put that those numbers can't be used as a guarantee for any other cabin's future returns. 

new LL now saying they almost reached an agreement with the buyer to terminate the sale, what proofs/guarantees/paperwork do I ask for if the sale terminates?
