The next few months were perhaps the hardest month of my life, and I played D1 football.

The only upside to the area is the possibility of the new football stadium which would be built right off the 405 freeway.

Starting in March with SXSW through the spring and summer and then the fall with UT Football, ACL, great weather etc are the best months - hopefully whoever is managing your property has a good understanding of how to adjust rents with time of year

There are a few times throughout the year (Football games, graduation at K-State, for example), where you might want to negotiate with your tenants to vacate the property, or time your leases such that you can airbnb the place, especially if it is a nice big place, or you can add value really quickly to it. 

They held on to cars they drove twice a year, paid $40 a month for parking fees, and enjoyed the privilege of moving the car out of the lot during home football games.

Aggie football had a lot to do with it, but we also get higher paying weekend guests who come to town for various other reasons.
