In fact in one town some old multi-unit properties being 'sold' at the tax lien auctions are often re-zoned to SFH, no exceptions.We also find that our insurance carrier will not cover a multi zoned SFH as they require legal zoning 'use' to place the policy.

@Wade Sikkink You're correct that insurance won't protect you from being sued, but generally insurance policies require the carrier to provide you with a defense in case you are sued - so they cover your legal fees.
