Some lenders underwrite to the 43%, or will go off of the Fannie Mae / Freddie Mac automated underwriting findings which presumably will allow a higher DTI for the time being.Some lenders such as Provident Funding wholesale and retail have guidelines show with the 43% DTI for their conventional loans.

Check out the city on VRBO and see what a typical property like yours rents for and how booked up they are.It would require more management, but a lot of those VRBO properties are very automated and I imagine you could put systems in place to have even fewer headaches than a regular rental if done properly.

thats the problem from what the sellers broker is saying, he says he got approval from the bank to sell it at the 79,900 now the person he talked to is not there and its mostly an automated system and you leave messages. so who ever is in charge now says 79,900 is not enough. so unless they accept my counter of 90,000 including closing im done.
