Like for me I have a business I enjoy that produces active income I don't see myself stepping out of anytime soon, so I am prioritizing the nicer areas/properties that might not cash flow as much right now but will in the future and provide me with good depreciation to offset active income right now.Just such a personalized thing that doesn't have a one size fits all approach.  

However, that person purchasing the business shouldn’t expect to have any time available to handle outside activities like real estate investment, competitive golf, or child rearing.  

I typically offer to let them go with a one-week notice any time in the next 30 days.

Your hand are tied by them but of course the tenant can and will bail at any time.

However, you can refinance into a long-term debt fully stabilized loan at any time.

Last year I received a call from a man renting what used to be my personal home, explaining to me that he didn't have the money for rent, wouldn't anytime soon because of a job loss, and asked me if we could barter rent, for sex with his wife.

The STR has been successful, but I do not see me getting the additional funded construction costs back anytime soon.  

I don’t think rates are coming down anytime soon.
