That being said, I don't have the information I would need to say for certain, but that sounds as if that's a high price for the asset you're considering to buy.

I will definitely consider single family as well. 

Hire a cheap crew to tunnel and the real plumber to set and replace the pipe. 

The ones that build out great companies build the skills, then they teach the skills to people to set calls for them, go to appointments for them and they continue to build out their company as a marketing/sales operation that is more fluid to create more revenue. 

The problem is, none of it is based on actual comps, and again, the word "cute" doesn't have anything to do with setting those numners.What you need to do is a full analysis of the comps for both rent and sold in your area.

Not every year, but I can usually get a policy for less than the current carrier wants to increase my premium to, so I consider mitigating the increase a WIN.
