Weekend trips had to be kept short and I might as well have not even owned a bicycle because I hardly ever got out to ride (or hike or surf or whatever fun) just because weekends were the only time to do it and by then I was exhausted from working all week.

Potential superfund sites not withstanding, if you can't see yourself writing a check for at least the cost-to-cure amount, I'd leave it off your hit list.On the other hand, the objective is to generate leads that you will later vet and qualify at some point once they enter your sales funnel.

Not only can they include verbiage to protect your purchase transaction, they can also verify that proper procedures have been followed, proper Notices given, and letters testamentary have indeed been issued; which means that those with standing to object have been given their opportunity to do so, and either agreed to the sale, or their objections have been quashed.I am perhaps more sensitive to the importance of using counsel whenever dealing with probate purchases because I lost significant capital on a $2.5 million purchase literally at closing when one of the previously unnamed beneficiaries served an injunction to stop the sale.

Seller allowed us to perform inspection(for information purpose only) and we discovered few issues(window not shutting down, paint peeled off in bathrooms, exhaust fans in both bathrooms not functioning).
