Good morning everyone,I am a high school teacher looking to get his feet wet in the real estate world.

I'd suggest finding a brand new, completely inexperienced, wet behind the ears agent, that could use the practice anyways, hasn't been hardened by a lot of rejection yet, and has nothing better to do. 

Do you know of anywhere I can look over an example deal analysis to get my feet wet in doing my own financial spread of a property?

It's all completely renovated, but there is just a wet bar in the basement due to the builder not wanting to go through the process of obtaining a certificate of occupancy.

I tried taking a free Landlord class in the area just to get my feet wet but it fell through so I decided to take action myself and bought several books of Amazon.

There was some mold I noticed when I visited and looked at their unit where the leak was coming in- I fully expected to get a bill for drywall repair, maybe a section of wet carpet, some painting, etc., but not complete mold remediation. 

I’m open to any advice as I said I’m just getting my feet wet and ready to learn the game as much as I can.

March is very wet here.After a Jan roof leak in the garage he requested a remediation company and a environmental hygienist.I did not hire a remediation company .
