You should have a lot of data for them to scrub and call, they should be able to make notes stating follow up dates, wether the lead is cold or warm.

Warm white or a soft beige is nice and neutral for cabinets. 

Look at the plan of the university as well.

I also teach for two universities on a part-time basis, so that creates a little income, my wife has a retirement income and I do some independent consulting work on the side.

Oddly enough, I have found RE professionals are pretty warm as long as you are personable and aren't just immediately trying to ask them for things.

As said above go buy paint brushes and start painting tonight. 20 minutes on YouTube university is plenty good enough to paint a rental.

My experience is in Alabama association law, but I suspect the principles are universal:  There is a hierarchy of rules for HOAs and just like government documents, a lower ordinance can be used to execute and make more specific a "higher rule," but can't contradict it.
