@Yooni ChoiFor a first property, $100/month in cash flow might not be ideal, but it’s acceptable, especially with a house hack.

You'll want the rents to at least cover the monthly principal, interest, taxes and insurance (and HOA if there is one).

Not really sure how to go about financing but we're planning on having a down payment at or slightly above $100,000 and don't want to pay more than $3100ish per month. 

Which was surprising because when I bought it, it was on the market for over 4 months.

Go find another property and just check in with this guy once every month or so....you might be surprised one day :-)

I own my own cybersecurity recruiting agency, and we made about $25k this month, (OpEx for recruiting agencies are low.

For example, will they look at the T12 (Trailing 12 months), or something shorter like a T6 or T3 (last three months).
