You may be better off with a higher rate and the flexibility to access the equity in that property to grow your business or even bail you out of a jam.

This will be a straight up listed property and a purchase just to see the process on a Commercial/Industrial property. 

The units are pretty much turnkey, but my analysis shows that the property will barely break even.

Have you gone to the township zoning to see if you could have the property legally split.
