We also have to remind ourselves that real estate is for the long run, meaning a D class neighborhood today could be a B class neighborhood in a few years.

Today (one day before closing) (December 5, 2024), my loan officer reached out to me and said a few things came up last minute and we will not be able to close tomorrow--in fact we cannot close at all my the rate lock which ends tomorrow and he cannot extend it.

The existing number of vacation rentals are so far over those caps that anyone who gets on the wait list today will likely wait 5-10 years before they're up for a permit.I do think this is the natural progression of what is still a relatively new industry.

We've been doing this since 2019.I know Detroit isn't Ohio, but they're pretty similar.We aren't seeing cash flow in A or B areas today.

Today an almost $19,000 charge came in which totaled the renovation charges to almost $22,000.

We're also able to evaluate our rates, and keep pace with inflation, on a monthly and quarterly basis because of shorter term leases.

There seems like a new management change a few months ago in 9/2024, then there have been always delaying on disbursement of rental deposit to us as landlords, we have been calling, email or online text messages, but so far no response which is already the 6th of the month, this month we have close to $50K rental income already submitted to Appfolio however just $6000 deposited to our account today.
