I'd say keep your powder dry while you get educated, focus on your first income stream (baseball) and find partners you can invest with passively.

We have put in an offer on our our first property and have been advised of an infestation of powder post beetles, after we made the offer.

"Hoarding cash" has become a non-uncommon theme here at BP in at least the last half decade or more since everyone's been convinced that a crash is coming and they're going to "keep their powder dry" to "buy on the dip".
