Hi,How does one find "quality" equity investors for class B or C small multi-family real estate?

This post really helped me realize quality step to tryin to get the best outcome possible!

I went section 8 because I felt I was getting slightly more than market rents (for quality of home), and it would more than offset my annual inspection repair list that is mandatory.EVERY tenant I ever had apply for my rentals was a single mother with 2-3 kids.  

While I'm open to investing in quality service, the feedback I've encountered suggests that Anderson may not deliver on its promises.

Something isn't quite adding up for me:-New builds selling for under 300k-4 bed 1800 sqft SFHs are leasing for ~$2500 / month with with less than 30 DOMThe dissonance comes from the rent:price ratios and asset quality.

I would definitely beware of contractors on FB... while most are legitimate and do quality work, others are not and many are scammers.Are you wanting to build or rehab?

Just sharing to you that if you are not seeing motivation in your leads;; I'm not eaither and I have the highest quality leads today (IMHO) expireds and FSBOs.   

In my example, you are insured to replace the HIGHER quality product what was in the house before it was damaged.
