But again its about recommending to them to pack a sufficient food and drink supply if a storm is possible.We also to try have ice melt and snow shovels on hand, extra blankets and stuff like that.To mitigate some of this think about a full time back up generator to keep the power.  

i use mine for STR so it is really nice to have notification when a guest arrives or when cleaners are there.But even for LTR, being able to control codes and provide access for maintenance from a distance is a nice convenience. 

Don't forget the cost to furnish the house, including linens, kitchen stuff, etc. 

I have to fight every single invoice that has random stuff added to them. 

If this is your goal to live off of rental income you will need to acquire many properties until you reach your overall goal of making enough off rents that will cover all of your living expenses plus a little extra for fun stuff.

So I don't follow CO STR stuff other than basic reading posts here and some other places as well.I hear you that we are talking about primary residence STRs but that can change just as fast as non occupied IMHO.

Lots of stuff to do but at least I now have a direction.  

Your insurance covers your stuff.

Because of "life stuff" I just may not be ready immediately.

I'd also mention that the rents were raised because they were well below market value and still are below market value, so they've been paying less in rent for X years.I'd also explain if the floors get replaced, they have to move all of their stuff out of those rooms and leave it out until the new floors can be walked on.
