CI even owned my own business when I had that brain anuerism and stroke in the end of 2010.In some ways I have been and felt lucky since then.  

The cost of payment in built into the new loans, and as long as the numbers are right, the new deals cashflow nicely, and one can go buy some big properties with nothing more than a stroke of a pin.

I sold them a park of mine in Washington a few years back... stroked a 2 mil check for it  LOL... that was a good one for us.. we bought it from the original owner who had not raised rents in years.. we took rents from 250 to 425 in the 3 years I owned it then sold it.

I have a tenant who suffered a stroke and currently is unable to drive her car.

So you will always deal with some level of the "stroke of the pen risk."

And these are exactly the types that cause people to send me the extreme requirements Russell posted about - OMG, he made $50k with the stroke of a pen in 90 days!

Cleveland proper varies far too much from zip code to zip code (and even street to street within each zip code) to paint it with such broad strokes.

@Shiloh Lundahl  I have funded many dozens and dozens of students of guru's over the years.my position is if you can stroke a check without a problem.. then just find the one you click with the best.as you say some are not worth much I went to one presentation in Vegas of an Ohio Wholesale guru and it was old old info and I walked out in 15 minutes..
