I told her to pluck it and spray some bleach there for now. 

I am concerned about the smell of the cats and possible spraying on the walls and stains to the wood floor from cat urine that i may not see because she went ahead and stained the floors.   

There are ionizers that help to remove smoke odor and sometimes after we clean the wood we spray paint it with B.I.N. alcolohol based paint.Overall, I don't know why, but I love fixing up properties that had major fires.

If any of the locks are stiff, lubricate them - my locksmith recommended "Tri Flow" spray, which I used to good effect.If the house has a garage door opener, gather all the remotes you have, tell the opener head to forget all the remotes, and then learn in the ones you have. 

Also, none of the the previous tenant sent ever complained about pests.To date we have sent out an exterminator to spray the exterior and interior.

Since then this lady has complained about the simplest things and has already did damage to the home(Spray painted the baseboards half way with brown paint which got on the flooring) and we don't know what else since shes mad. 

Sprayed the entire house and what a difference!

Should it be done with spray in foam insulation?

Previous owner / bank could have sprayed a toxic bug spray which could be an irritant if not done properly.

Spray Foam in basement and attic.
