We have a Section 8 tenant who is celebrating her 20th anniversary with us this month.

If 80% of restaurants failed to make their 5th anniversary, then what percentage of no-money-down fix-and-flip investors make it 5 years?    

Today is the 17th Anniversary of Marriage for Renee Smith and myself - and I'm even more infatuated with her today than I was when I meet her 20 years ago!

I stick with "comfort" items: towels, welcome mats, kitchen utensils, fruits, hand soap dispensers, candles, etc...

An “annual valuation period” is an annually recurring period of not more than 90 days that begins no later than the anniversary of an entity’s initial valuation date.

By no means is it for everybody but I wanted to mention it.My only other advise (and I apologize if this is a bit of a soap box) is to spend a whole bunch of time relecting on your retirement goals.

As a general rule, we raise rents 6% on the anniversary of the lease.  

If I want to increase rent for one of our section 8 tenants I have to put in a request 60 days before the anniversary on a yearly basis.
