I definitely agree - not even solving problems like you mentioned - I think its mainly about solving the sellers problem.

The good news is that it’s easier than you think, but it takes effort.

I think its a scary feeling, like the cost of entry is too high.

Maybe even college housing.I would think that maybe splitting it into two units might be more profitable.
