I believe most So Cal investors who invest in Midwest turnkey properties likely would have been better served investing locally.However, if I were in one of those low cost Midwest market, I have confidence that I could make RE work in that market.Mostly I believe smart RE investors can profit in virtually any RE market.

No, "shmoozing" loan officers at banks can't get a big loan with a 428 FICO and Chexsystem after you, etc but it can put you over the top OR maybe get some friendly terms to re-work an existing loan if you hit a rough patch which nearly everyone does at one time or another, where the person with no relationship and personal trust built up may just get their loan yanked in the same situation.

Unless you want to work & re-work the DRAFT HUD-1 wait until 1 day prior to closing, 2 days at the most.There will be prorated items directly related tot he closing date such as: property taxes and rent (if applicable).My experience is that the HUD-1s are wrong about 50% of the time.
