Consider shifting to retail NNN (fully passive) investments (7-11, Burger King etc.) once you can put large enough down to enjoy the income.

He needs to understand you are buying one of two things- his business as a cash flow entity OR the property (retail) with two trailers (wholesale). 

It can, BUT, sellers who list with a real estate broker are generally looking for retail prices and retail terms.  

This could help offset some of the high construction costs and enable you to offer lower rents to tenants.2.Consider mixed-use development: Instead of solely building apartment buildings, you could also consider incorporating commercial spaces such as retail stores or offices into the development.

I say those 3 items are easily ($40k or more at retail prices) : and for us about $15k 

Now, taking say 24 + units, a complex, that's another matter.You probably have the skills needed for multi family, might not for retail or office or business anchored operations.

I have a strong background in multifamily and retail development but I have never done a MHP before.

Every submarket/micromarket is so unique, it's hard to know what your's can support when it comes to retail, and what it would be like to deal with those types of tenants, especially small business owners who may operate on a razor thin margin, like most food/coffee businesses do.
