I rent out the rooms.What I’ve learned is having a room w a private bathroom is golden for my tenants they typically come from other roommate situation sharing a bathroom, having a private bathroom they see it as a luxury..Typically when rooms are rent out utilities are included, high speed internet is most important Utility for them..

The larger companies may have the name recognition but they leave some serious meat on the bone when it comes to opportunity for a good broker with high customer service to enter.

I plan on continuing to save for more rentals, but I figure if I can use the equity in my primary to speed things up a bit, that might not be such a bad thing.  

If it is an apartment and rented, there might be some recognition of capital gain under section 121. 

But still simply exchanging into a property with identical cash flow and all would net you more each month.The key of course is that you do it without triggering a recognition of gain.
