How much more protection are you really going to get from combo lockset & deadbolt?

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

Research the appropriate laws for your property and follow best practices to avoid any discrimination accusations: use the same criteria for everyone who applies, know what the protected classes are, which questions are legal to ask and which aren't, and only deny applicants for legal reasons etc.

However, in my case, you'll be thankful they are well drafted so that Attorney can then protect your capital through default and perhaps foreclosure.  

This protects you from potential scams.

Customer service is A+.

The one big hesitation we have is that it seems like you can not deed the title into an LLC (for asset protection).

Reinforce entry points with security bars, and consider a monitored alarm system or joining a local neighborhood watch for extra protection.

Too many in your shoes over complicate real estate and spend unnecessary time and expense on tax planning & asset protection and in doing so, take away from the real estate.

Since I have damage protection waiver in place I feel more comfortable asking for a smaller deposit.
