I have a passion for entrepreneurial ventures and my goal is to venture into real estate purchasing 3 properties over the next 6 years and launch a property management business at that 6 year mark.

Hi everyone,I'm curious to hear from property managers who focus on single-family homes and similar rental properties.When a tenant gives notice to vacate, do you allow them to swap tenants, or do you consider the notice to vacate as notice for all tenants in the lease?

I will say unique properties can sit since you are finding the "right" person.

@John Zhang If your wife qualifies for Real Estate Professional Status (REPS) and materially participates in managing rental properties, there is no limit on the amount of rental losses, including depreciation, that can offset your W-2 income.

We do not lend in Missouri however if the property in is MO. 

This will help you secure the highest market value for the properties.

I’m under contract on my 1st property in CLE, the shaker heights area, which I’m very excited about BUT I’ve heard so many contractor horror stories.
