But because those things materialize, doesn't mean residential rei or infrastructure will necessary become intrinsic on the next go around so I would not recommend waiting.

I have already got paid by the insurance .now it comes to signing the contract with this restoration company ( the same company that dry the house ) , and their contract was very basic .. it didn’t list in detail of what they were going to do  .. for example 1.initial material ___$upfront 2.drywall / paint  _____ $upon completion 3.Cabinet completion _____ $upon completion 4.Flooring _____ $ upon completion 5. 

We charge our owners $50/hr and the toilet install would look like this:1hr to drive to and from HD, 1 hour to remove the toilet, 1 hr to install the toilet, $100 - $150 for materials = $250 - $300.

Realtors often think that lenders only "take" without giving back and this is a way to give back to your realtor partners.I also love the idea of cobranding or promoting realtors in different markets.   

So I am looking for information on what to use as the base/patio material. 

The plan: I am identifying on/off market properties that are targets, will do all of the real estate work (listing, showing, advertising, vetting, etc) and will split the cost of the purchase of the home and the material costs for any needed repairs.The contractor will be subbing out portions of the job and be on site mostly full time until the project is completed. 

There is no specification of materials or direction of the borrower.I can certainly see why you would assume that taking percentage of profit implies particiopation in management of the project, but I personally don't agree that taking a percentage of profit in lieu of interest constitutes influence in the project, nor have I ever seen it happen.

I'm located in Dallas so the labor cost and materials may be different but you can get an idea at least.
