Lot of waste plants emerging from the perimeter of the neighbors front yard, I ended up cleaning those as well even though it's not my responsibility and its lot of work and I am beginning to feel the irate neighbor is my newLandlord.

If you look inside the perimeter, you will find tons that's under 150K near downtown but also need lots of $$ to fix them up.

For me, finding a 2-4 unit that's FHA eligible would be one of the best way to go.I haven't invested inside of the perimeter but I am looking for deals myself.

I'm not sure if you are talking ITP (inside the perimeter/city proper) or OTP (outside the perimeter/msa suburbs).

Seeing as it is on a perimeter foundation like any stick built house with regular everything instead of some sub-standard MH stuff from the 70's I don't know if insurance would be a problem either.

I would also advise you of the possibility that, depending on what your situation is, you may need to dig down and install waterproofing and drainage pipe/gravel around the perimeter of the foundation/footing to totally rid the moisture from under your home.
