I am looking to scale my business and am leveraging an investor (my parents) to fund my down payment for 5 % interest on a 10 year loan.

I have a sub to like question along the same lines.I own a STR that is performing well (30% COCR) and I want to scale my business.My parents own a few properties in cash.

My parents own a few rental homes.

My parents are interested in supporting me and they are at a stage where they have a comfortable amount of money, they have excellent credit and they have no plans of taking out a loan in their lifetime. 

.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

Next year my parents plan to sell two of their rental condos and exchange for a single family home that they will rent out to me.

I'm also quite certain he has an alcohol issue, as I always smell alcohol when we speak in person.When the tenant first moved in, he would wait for my wife to leave for work and then rush outside to talk to her, often presenting significant problems he was facing – hospital visits, sick parents, cyber hacking, and more.

I know stay at home parents that get it, just in case a friend or family member wants to buy or sell.  

The end taxpayer (the parent LLC) was the same for all transactions, so even though there were three separate names on the deeds, no moving of deeds around had to happen.
