To be clear, I never facilitate both the Real Estate & Mortgage roles in any single transaction, but I do when possible try to work within my own organization or team for cohesiveness and reliability of transactions. 

I'm receiving about 70% of my marketing traffic through Zillow and thus I still need to list through Zillow.

While that can be helpful, there are still tons of people I know of that hate the idea of taking the Skyway to work and paying that toll every day, all while having to deal with traffic.

Check out open houses, foot traffic, etc. 

Check your local rules, but where I have rentals, the tenants need to be out by 1 pm on the last day of the month and you can organize with the new tenant what time they are moving in (eg 11 am).  

I own properties with section 8 tenants and am currently in the process of organizing the leases so as to sell the properties vacant next year.
