My agent @Jake Fugman caught wind it was about to be listed again, we got in prior to that happening and made an offer.

The property sat on the market for a month before an offer came in, but the buyer backed out at closing.

If it’s longevity I got he 5 year extension for 10% of price many places offer.

Their insurance has asked me to return the month's payment for the remaining days of their rental (Unfortunately, I did not have a cancellation agreement).I am unsure how to handle this situation, especially since I couldn't fill the majority of the rental dates and had to offer discounts for the days I did manage to book.

Tenants lease expired, so I offered a new lease with a $25 increase. 

In addtion to the typical 'SOLD' Comps, I also always run Comps on what is currently offered for sale.
