The two vacant units are as follows:  One just had an eviction, the other is vacant and could use new carpet and paint.The area is blue collar and low income.The buildings themselves are 6/10.

So basically they dont know what they are doing and hoping for a quick buck.The DD is the BPO ($125+), title search ($125+, different than a typical search as you need to see the assignments are recorded), file review (to include the original blue inked note and mtg, allonges, assignments, servicing notes, etc.) which is typically done by you or you will need to pay someone about $300 to do it.Most note investing is numbers, so you need to know what youre doing, planning for, what the owners options are before making an offer, then plan to throw it all out the window if need be and regroup.

I saw another in Allston list at $2.3M and in JP at $1.8M.The rents you would have to get in these places would probably be enough to pay for a mortgage on a 4,000 sq ft home on the south shore - and you could probably get an ocean view too.The only thing that would make me invest in Boston at this point would be a GAMBLE (horrible idea) on Amazon HQ2 locating here.

Land is going to be relatively uniformly valued in a given submarket, putting aside any features that make it especially attractive (ocean view) or unattractive (backing up to a bayou).

This guy has a blue collar job, on paper borderline, but the way he aced the security deposit issue convinced me that this is one of the indicators of a good tenant.That's why tenants who couldn't even come up with the month is in my book, certain sign of trouble.

There is a lot of suburban growth away from the casinos.Plus, the strip is still the most significant concentration of consistent adult stupidity/debauchery, etc in America, a close second would be Bourbon Street, followed by maybe Miami Beach Ocean Drive.
