This has been discussed on numerous occasions on BP.

In addition, it is not a level playing field interference.  

We have chosen single family housing rehabbing (fix & flip) I am looking for mentorship and great people to guide me or even partner with this field.

As more and more states see flipping “wholesaling” residential real estate where a homeowner is involved as needing consumer protection the fantasy of no capital no experience easy entry in this field will be eliminated (good riddance!).

There are numerous studies that support that graveyards/cemeteries affect a home's resale value/desirability.So, how can I say in one sentence that it could be a good deal and in the next sentence state that the location will affect the value? 

Check other neighbors in the area what their water pressure GPM- if low 8GPM or lower put in a cistern well, see if any nitrate issues, talk with the county and see the distance needed from your septic drain field before you drill, Get the bad news out of the way.  

When you go to B grade or higher the ROI generally drops & your field of applicants qualifying does to.   

Once you do that, I would get referrals to good brokers/property managers in the area to get their expert opinions from their numerous years in the area.

Bottom line; Brokers need to earn their fee - and if that requires showing the property 20 times a day and drafting numerous contracts and reviewing potential Buyers I feel that should be part of the job...
