The previous owner must have not known how to spackle, because every sheetrock seam in the building was covered with a 1x1 inch piece of pine and painted.

Last year I had to make the decision on deck boards for our 20x24 deck and ended going cedar - it's a personal preference thing plus it was $3k cheaper than a good composite (not big box composite products).Also, if installing the pressure treated pine deck boards, give them a year to dry out before applying any sort of finish.

Pine Hills area may have a few, but not the nicest area, but the rental market here is very strong, so your return would be good too.

I do not go to Portland without getting a dozen donuts from Tonalli's and some blueberry cornmeal cakes at Pine State, but I digress...No one here can tell you if that is a good deal or not- you have to decide what buying criteria work for your personal situation and act on that.
