I am seeing prices for light rehab (some Sheet rock, paint, grout, caulk, moldings) for about $3,000 for a one bedroom unit- I mean there are so many ways you can define what is light rehab vs medium etc- but I got a few quotes for painting/some sheet rocking, new moldings, etc and that seemed to be the range (like 2500-3500$ for a one bedroom) including materialsplus an additional 300$ to clean out debris, and window repairs I'm still waiting on separate estimates for but can share information on what I get back :) 

It's a small city near a large city and I am primarily looking in a student neighborhood by a medium sized public university, which I like for knowing that there will always be renters. 

My family owns and operates our own company and we specialize in SFR and small to medium multifamily acquisitions and management.      

After moving in I did some medium renovation to the 2nd floor, mostly myself, but hired professional too.

The idea is to focus on cash flowing multi family building in high density medium-lower income areas.

They pick either low price point, medium price point, high end price point for there budget and print it up and give it to each contractor and sub contractor to use as their specs.

I work with one-offs (private homeowners/realtors/brokers), and small, medium and large develpers.

A few suggestions which I think would enhance biggerpockets (some taken from vBulletin), in no particular order:* multi-quote - the ability to select multiple posts for quoting* kudos - ability to register approval of a post, or agreement with a point, and then count these and somehow rate posters - just provides more incentive to share and try to be constructive and helpful * ability to view the forum in wide screen format (maybe you can but I can't see how - the forum text only takes up about 30% of the width of my screen)* more/better emoticons - happy to suggest some if you like ;)* also I'd like emoticons inserted where the cursor is, rather than always at the end of the text (ie if you edit and want to insert an emoticon in an earlier para, you seem to be only able to do it by cutting and pasting the emoticon, which is always inserted at the very end of the whole post)* I imagine this is related to the fact that whenever you format some text, your cursor is moved to the very end of the post; I'd rather the cursor be left where it was just prior to applying formatting (eg bold)* ability to report/hide abusive posts, to try and stop conversations degenerating into slanging matches :roll: Love the forum - thanks, Josh.

You have to know what the goal/outcome of the advertising is before selecting a medium.
