Did you look into things like ages of roofs, major mechanicals, etc?

You may be called on to prove that your decision of who to rent to, was entirely mechanical and the same for everyone or you get in trouble.

Understanding these mechanics will give you a better sense of how you can use your skills to add value to an operator.

I am also an engineer (mechanical) looking to generate a passive income stream to supplement my day job.

I feel comfortable with my ability to complete the work as I am mechanically inclined and I have a lot of experienced people around me. 

Hi everyone, new here and am really looking forward to hopefully investing in RE but want to make sure it could really happen.Here's the deal, I moved to Green Bay about 3 years ago but have been an hvac mechanic for about 12 years.

They literally can't wait for a traditional funding mechanism if their contract gives them 30 days and it takes 45 days (not uncommon) to get through a loan process. 

I was the same way, I bought and sold about 5 cars before I graduated high school, profiting a little each time (helps being mechanically inclined).
