As I think you'll see, it's a bit of an art and a science.The fact that the property perks is great news, but it's only part of the overall equation in determining what you can use it for. 

Is it a 3br 2ba with a pool, gym, dedicated parking, and 5 minutes from the arts district?

I would prefer art museum/fairmount area.

Moved down to FloridaI will try to either get an:A) Engineering job which pays well enough for me to cover my expenses and fund my REI.B) Real Estate Agent where I won’t make much but will learn about the market and the inner workings of the art of the deal and evaluation of homes.

Well, when I bought 7 years ago, the Bishop Arts District in Dallas was mainly 2 stories max. with lots of SFRs, duplexes, and a few small condos.  

Wether it is real estate, oil, gold, art or baseball cards.

Im looking to start buying around louisville stoneware, as they are pushing for an arts district.
