Do the condition of the units match market rents?

I've noticed that going to brokers usually leads to the same wholesalers so it's not as useful.

I base my rents on the condition of the unit and the competition. 

But, in the US when a bankruptcy is filed, the court appoints a trustee to go over your finances and your actions leading into it, in detail.

Because that trail will undoubtedly lead back to the alleged borrower.
