I have a garage converted to a rec room, connected to the house by a breezeway, so the architect advises I need footings for a breezeway, replace windows in the rec room to larger ones that open out (egress requirements) and larger roof beams, on the garage.I will get the variance if the building issues are corrected, as they have granted similar ones in the neighborhood.

Bracing gets set into the footing/slab of the basement if done properly and then usually 2x6 (i believe) and it's a metal beam up the floor joists.

Have done an extremely extensive full gut remodel (practically brand new home, literally everything updated/repaired from foundation, roof, windows, all exterior work, LVL beams to demo load bearing walls and create open layout, med to high end bathroom/kitchen renovations (master shower is floor to ceiling tiled in w/ double rain shower and ADA compliant, granite countertops, 6-8 person island, all new stainless appliances), all new electrical wiring, plumbing, etc., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.I'd love to hold onto the property as I have no compelling event forcing a sale.

I found one that after I did the inspection they revealed that the roof was not new (the listing said it was a new roof that was a lie) and also that the structure beam under the house was severely molded and collapsing.I had an FHA through NFM lending and I told my agent I can overlook everything except the roof and the beam and that the seller needed to fix it.
