We then have to have builders risk ( fire and theft which is a must on 400 to 600k new construction) and that's not bad 500 to 700 a house... but then we need our own Liability policy to the tune of 2 million that cost us 30k but its good for 10 years. and after talking through with our agent and Attorney ( hard to decipher insurance policies)  we are just basically buying this insurance to pay for litigation if it were ever to arise.. they then wanted to add on Mold  water intrusion and all sorts of other things for builders we could have spent well over 100k just for these 27 homes.My personal experience in the last 20 years in the low end space of which I do quite a bit as a lender and flipper and in the past buy and hold..

Based on the age of the house, the former attempts to correct the problem of water intrusion via the exterior, the geographical location of the house (someone up the thread mentioned water tables and springs ..),   they have come to a decision, and work began today.

Calling FSBO ads is one thing, but tracking down sellers and calling them directly can sometimes feel like an intrusion of privacy for them.In answer to your question, though, I have a custom letter I send that is somewhat similar to a yellow letter, and that is my go-to marketing technique.

The law allows him to enter as long as he gives you the proper amount of notice but this is intrusive.

How about this:1) Regular inspection of all buildings and units2) A clause in the leases requiring tenants to promptly report any signs of leakage, water intrusion, or potential mold3) Consultants and contractors lined-up ready to call, as quick action reduces damage and repair expense.
